A complex, proprietary commercial software application, more than simply a website, built entirely from scratch for the Isle of Man rental market.

The problem

Landlords letting property on the Island had no fast, trustworthy way to check a prospective tenant's identity, address, and ability to actually afford the rent, without either doing it themselves by hand or handing sensitive documents around over email.

What we built

  • A public intake form where applicants securely upload ID, proof of address, bank statements and payslips
  • Every document encrypted at rest, viewable only through a password + two-factor-authenticated admin system, never by anyone unauthenticated
  • Stripe-powered payment for the vetting fee, plus a separate credits system so landlords can fund a check directly
  • AI-assisted extraction that speeds up affordability review, but never replaces a human actually opening and checking the documents
  • Automated, deliverability-tested email chasing for missing paperwork and referee replies
  • Built-in GDPR tooling: data-subject access requests, right-to-erasure, and scheduled retention purging, not bolted on afterwards

The problem

A sole trader quoting a job on-site doesn't want to sign up for accounting software just to send one professional-looking quote. Most free tools either watermark the output, gate it behind an account, or quietly expect a card number.

What we built

  • 35 pages of free, no-account quote and invoice generators, with the maths verified and print-to-PDF confirmed as a single page, no scrolling
  • A one-off Pro Pack (unbranded document templates in two themes, plus a job-pricing guide) for anyone who wants to skip rebuilding the basics every time

A direct-from-landlord rental listings platform for the Isle of Man, built on its own database and wired into an existing commercial letting system.

The problem

Island renters and landlords were meeting through agency listings and scattered social media posts, with no single place to advertise a property directly and no way for a landlord to carry a verified reputation across from an existing letting system.

What we built

  • A custom property database with landlord accounts, listing management and applicant enquiries, not an off-the-shelf directory plugin
  • A live integration with Ready2Rent so a landlord already verified there carries that standing across, including credit handling between the two systems
  • Sign-in, listing submission and enquiry forms all protected by proof-of-work anti-spam and server-side abuse logging
  • A bespoke design system built for the site alone, with no shared template behind it

A subscription website product for independent used car dealers, where each dealer gets their own provisioned site rather than a page on a shared portal.

The problem

Independent dealers were choosing between a listings portal that owns the customer relationship and a one-off website that goes stale the moment stock changes. Neither option kept a forecourt's live inventory in front of buyers.

What we built

  • An automated provisioner that stands up a complete, separately branded dealer site rather than adding a tenant to one shared design
  • A stock management back end: vehicle records, photography, featured vehicles and view counts the dealer can see
  • Subscription billing live end to end, with a published monthly price, no setup fee and no contract
  • A product built as a business in its own right, plan and pricing included, not just a website

The problem

Local landlords with no in-house operations team, juggling property turnaround, maintenance and asset onboarding themselves, with no professional presence to reassure a prospective client this is handled properly.

What we built

  • A clear three-part service breakdown: Property Turnaround, Asset Onboarding, Continuous Care
  • An interactive overhead-savings calculator so a landlord can see the case for themselves, not just take a sales pitch on trust
  • Transparent, published pricing and a direct enquiry route, no "contact us for a quote" dead end

The problem

A practice serving two genuinely different client bases, pet owners and farmers, with no site at all to point either to for services, care guidance, or a repeat prescription request.

What we're building

  • Separate Pets and Farm & Livestock service pages, rather than one generic "services" page trying to cover both
  • A library of downloadable care guides (puppy, kitten, rabbit, guinea pig, hamster, tick advice) clients can actually keep
  • A repeat prescription request page and a full team page, with real practice photography replacing placeholder images before go-live

The problem

Mark didn't have a proper website before this. CGI Web Services is building his first one from scratch, one that looks as professional as the established trade sites his clients compare him against, with the trust and guarantee signals that close a nervous first-time enquiry.

What we're building

  • Built from scratch on Mark's real branding, badges and job photography, not stock imagery
  • Dropdown navigation, a dedicated guarantee section, and prominent quote calls-to-action

Northern Pool Cafe

The cafe inside Northern Swimming Pool on Mooragh Promenade, Ramsey: cooked breakfasts, a lunch specials board and home baking.

The problem

Andy and Lynne had a strong Facebook following and good reviews, but nothing they owned: hours, menu and directions lived on other people's platforms. After a sit-down discovery with them, CGI Web Services put a holding page live on their new domain within the day, then built and launched the full four-page site from their own food photos, menu and logo.

What we built

  • Four pages, live on nspcafe.im: Home, Menu, Gallery and Visit
  • The full menu with real prices and service times: breakfast until 11.30am, mains from 11.30am
  • A Fish n Chip Friday call-now button that dials on phones and shows the number in a popup on desktop
  • A live open-now sign worked out in Isle of Man time, which also knows the cafe's annual closures: Tynwald Day, Christmas and New Year
  • A 16-photo gallery of the cafe's own food, an opening hours table, and the cafe's real logo colours throughout

Julia Bell: MHK Campaign

Campaign website for Julia Bell, independent candidate for Ayre & Michael in the 2026 Isle of Man House of Keys General Election.

The problem

Julia knocked on our door while out canvassing. As an independent, self-funded candidate with no party machine behind her, she had no website and no budget for one, up against candidates who did. We offered to build one on the spot, free, so the playing field was a bit more level.

What we built

  • A full campaign site designed around Julia's own manifesto, with layout and colours drawn directly from it rather than a generic template
  • Every policy laid out by topic with jump-to navigation, built from her manifesto and leaflet content
  • Statutory imprint notice and candidate compliance details, correct for an Isle of Man General Election site
  • A Media and Interviews page: radio interviews and her own videos, added as the campaign progressed
  • Hosting, domain, and build all provided free through polling day

The problem

A plastering and rendering business trading on the Island since around 2000, an EWIPRO Render Solutions agent, with no website at all to point enquiries to and no way for a prospective customer to get in touch outside a phone call.

What we built

  • A real working enquiry form, emailing straight through to the business, not a static "call us" page
  • Monocouche render and EWIPRO external wall insulation set out as the two specialisms, not buried in generic trade copy

The problem

There was no single place to look for a tutor on the Isle of Man, and no easy way to compare what someone teaches, where they are, or what checks they hold.
